Being a landlord is a dirty, stressful, and emotionally draining business. And no one is out to help you. You are the villain that everyone goes after and puts the blame on for all of the world's problems.

But before that, the struggle starts. Every tenant knows that they hold the ball in their court at an ever-increasing rate—and they act like it. They call you for every tiny little inconvenience that comes with life, and turn the investments you worked so hard to pour money into into a babysitting job.

Every little minor inconvenience they face, gets shoved into your lap. And it doesn’t matter whose fault it is. It doesn’t matter if you did everything on your end the right way and gave them a clean, safe, stable home to stay in or a dilapidated beater. Either way, they know that you will have to pay the cost. And they aren’t afraid to shove that responsibility onto your lap…

·       Broken windows…

·       Clogged toilets…

Heck, I've gotten calls at 1 am from a tenant complaining that their lightbulb was out…

And do you think they were at all concerned in taking responsibility for themselves and fixing such a minor inconvenience on their own? Do you think they, a grown adult I might add, felt any shame whatsoever in calling someone in the dead of night for such a minor little “problem”?

Of course they didn’t!

In fact, they were pissed when I refused to make the hour round trip to replace their lightbulb and decided to just go back to bed. They acted like it was my sworn duty, under oath, to forget my sleep and just drive over there and replace their little lightbulb they so desperately needed at 1 am, when they probably should’ve been sleeping anyway.

Now, obviously, this is an extreme example of just how entitled, demanding, and downright rude some tenants can be. But the point still stands…

You are the fixer for all the stuff they break in their home!

Would you ever expect such a thing? Punch a hole in the wall while you are playing baseball in the living room, and expect someone else to come fix the hole in the wall that inevitably comes with it?

And it’s not like the tenants are the only ones taking advantage of your years of sacrifice to better your financial future. Not at all.

Every single year, the government grows harsher toward small local landlords like you. They use your hard work as their little political figurehead to show that they are “fighting for the average man”, like they are fighting against giant billion-dollar conglomerates buying up single-family houses, but in reality, the only people whose pockets they’re shriveling are people like you and me.

·       Not BlackRock

·       Not giant hedge funds

·       Not foreign institutions buying houses by the truckload

You…

And yet, they keep going. Kicking you in the rear as punishment for daring to invest in your future. Punishing you for your “evil” of hard work, dedication, and sacrifice to get ahead of the pack and set yourself up financially.

You have to deal with all of this, everyone against you, and then, when you tell someone how hard it is to have to deal with the tenants and the management and the growing government attack on you and everything else, what do they tell you to do?

Does “hire a property manager” ring a bell?...

Like that will solve everything. No knock on the property managers, but, for the most part, you end up just managing the manager. There’s only so much someone who doesn’t have any control over an asset can do to take the burden off your shoulders.

Plus, to be frank, it is notoriously difficult to hire a good property manager. You have to find someone who is currently managing properties:

·       In your area

·       With the same property type as yours

·       With the same rental type as yours

·       For the right price to keep you profitable

And you really don’t want to hire one of those giant property management companies that “manages” 15,000 other rentals besides yours, or you’ll end up with tenants that hate your guts even more than they already do, broken windows, and stolen copper piping once they leave. They’ll take your once well-run, by you, rental and turn it into a slum that never gets the attention, care, or maintenance it requires.

And, on top of that, you have to find one that’s experienced. Because let's face it, property management is an industry filled with wannabe investors who can't afford to be investors and, therefore, have no experience.

You see, everything everyone told you was the “normal” way to owning rentals can leave you stressed, drained, and emotionally fried. But it doesn’t have to be so damn difficult.

There are often misunderstood and forgotten techniques that can make it all a heck of a lot easier for you. You can make it possible to have:

·       Tenants start paying for repairs.

·       Receive big, non-refundable, chunks of cash up front before a tenant ever even moves in

·       Unload your vacancy costs to someone else

And no, this isn’t some magic secret hack that makes owning rentals as stress-free as living on a cloud. You’ll still have to work, you’ll most likely still have to spend money on major repairs from time to time, and you’ll still have to find tenants you can work with and start making your life a little easier.

What this is, however, is proven strategies that work to lessen management burden and reduce vacancies, and the cost associated with them, that have been around the whole damn time—since before you ever even thought of owning rentals. And yeah, sure, it’s possible to get the same results doing things the normal way. But it isn’t easy by any stretch of the imagination…

You’ll need a proven way to systematize every single tiny, little minute task, and have that system perfected. That won’t take a year to pull off. It will take many, and it will be a slow, arduous process…

Now, I’m not saying that that wouldn’t be worth the effort, it very well might be. But why would you start off by trying to systematize a way of doing things that has always been a grueling, emotionally draining experience, when you could systematize strategies that make things a lot more stress-free than the “normal” way?

You can if you really want to, but I’d personally prefer to focus on building a system around strategies that work…

Now, the elephant in the room. You very well might think I’m just some slick, snake oil salesman, trying to box you in to buying something by requesting information, and have you only pay “shipping and handling” or some other made-up fee, and get you to sign on the dotted line with point zero fine print in invisible ink making it part of the “agreement” for me to rob you blind.

And I wouldn’t blame you—there are lots of swindlers out there, and we’ve all been burned more than once.

But this isn’t that.
